About the Staging & Design Network 

SDN is a member network for Home Stagers, Interior Designers, Builders, Realtors and their clients. We provide interior design products and services to our Trade and Wholesale members through our Design Center, and the first-ever Shared Rental Pool and Resale Gallery! As a Trade or Wholesale member you can participate in special pricing on our products and services specifically offered to our "Trade and Wholesale members only". 

All members can shop online in our Resale Gallery for both new SDN products and lightly used home furnishings and decor that Stagers are willing to sell. As a Wholesale Member (Membership open to clients who've been referred by Trade members for $60.00 per year) you may come to our Design Center and purchase products and services at Wholesale member pricing. Our online store is not yet launched, but when it is, you'll be able to purchase new products online at member prices. All members can participate in SDN’s Professional Service Directory by either searching for or listing your own professional services and products.

Membership Levels 

SDN offers three membership levels to meet the varying needs of each member. Below is a brief summary of each level. Whether you are shopping for a few new pieces of furniture or you're ready to stage an entire house, please visit the Membership Page. Here you will see all the great benefits and determine which is most tailored to your needs. 

$60.00 per year 
Wholesale members receive wholesale pricing in the online store & showroom. Buy a few accessories or just one piece of furniture with your wholesale membership & you'll have saved more than enough money to pay for your membership. Wholesale members may rent from the rental pool or place up to 10 non-accessory items in the Rental Pool and Resale Gallery. 

$39.99 per month with a one-year commitment 
This membership includes all benefits of both Free & Wholesale members but is specifically tailored to the needs of Stagers & Designers. To the “Trade only” pricing. Trade members may consign pre-approved inventory to the Rental Pool and Resale Gallery. Storage prices are included in your Catalogue Fees of $1.25 per item per month. This fee includes the cataloging and management of your inventory. It also includes photography, measuring, bar coding and uploading your inventory to your MY ACCOUNT page. You also receive 50% commissions from both rentals and resale’s. 

Monthly Membership Billing and Cancellation Fee 
Upon selecting a Trade or Wholesale membership, you will be asked to enter your profile and billing information. You will be billed for one month of membership upon signing up. If you are applying for Trade membership benefits, you will be billed upon SDN's receipt and approval of your submitted credentials. We will then place you on a recurring auto-pay plan to bill your credit card membership fee each month, which will be due one month from your subscription start date.

Storage is included in our Catalogue Fee system for members. Catalogue Fees include guaranteed payment for your rentals and resale products, photography, measuring the item, uploading to your member page and the Staging and Design Network Rental Pool, Resale network. Also included is bar codling and placing your inventory onto shelves in our heated fully managed Fulfillment center. Effective April 1st, 2015 the monthly fee to have each item in our system is $1.95 per item per month. Please contact our showroom to schedule an appointment with your Account Manager who will screen your specific inventory pieces. All inventories are evaluated in an ongoing basis to be sure it's generating rental income for you.     • When will SDN come to my city?
    • Please request it by sending an email to Admin@SDNINC.NET. We will head to those cities with the greatest demand.

    • How and when do I get paid?
      In your MY ACCOUNT page, you will find the following columns: Monthly Catalog Fees, Monthly Rental Fees, Monthly Rental Income, Purchased Inventory, and Inventory Sold. All of these columns will track your income and expenses and update them on the 1st day of each month. Any balance due will be charged to your credit card on file to bring the account to a zero balance. If you have a credit due to you, SDN will have a check ready for you to pick up by the 25th of the month.
    • Commissions on rentals are 35% and resale commission are paid to members at 60%.
    • Do I have to store my inventory at the fulfillment center to participate?
      Yes. This is the only way SDN can guarantee delivery of any item advertised according to the terms mentioned throughout the site.         
    • What forms of payment does SDN accept?
      We accept Visa and MasterCard for all online payments. In the showroom we can accept cash, credit cards or checks. Payment for your initial rental period is due before the inventory is pulled.
    • Does SDN charge sales tax?
      Yes unless you have a Resale Certificate on file with SDN. All inventories received or sold at the Kirkland fulfillment center will be charged tax at 9.5%. For large furniture items shipped directly to the customer tax will be charged according to the tax laws at the delivery site.
    • If you have a Reseller Permit, you may submit it via fax your Reseller Certificate to 425-272-4420 or email it to admin@sdninc.net. Please note you must keep your Reseller Certificate up to date by submitting updated Resale Certificates prior to expiration or your account will revert to charging you sales tax.
    • Who should become a Trade member?
    • If you are serious about being in the staging or interior design business we recommend that you become a Trade member. Trade membership is tailored to help you create more profit as a design professional.
    • Who can visit SDN's showroom?
      Anyone can come through the showroom. Bring your realtors and your clients. It's your showroom! Both Shop New, Resale Gallery, and rental items will be available for viewing. New items will have published retail prices along with Wholesale. Will Call items (items that have been purchased from the Resale Gallery or Online store) will be available for pick up at the showroom. All items are available at retail prices to the free members and the public. 
    • Is everything photographed through the showroom?
    • Can we pick items at the Fulfillment Center?
      Yes. You can come to the fulfillment center and shop items. However, once you become familiar with our inventory and the process of shopping online you will love the timesaver of being able to shop online too! If you place an order online for 5 items or less that can be easily carried upstairs by one person we can have it ready for you the same day. If we need strong arms, 2 people or a picker, we ask for 24 hour notice for WILL CALL. For larger orders we appreciate 48 hours to pull your items so they are ready for delivery or pick up.
    • How can we team with SDN?
      When placing orders for rent we always appreciate as much advanced notice as possible. Whether it's for new product coming into the system, or a rental order, advance notice helps us to create workable schedules for all of our members, including you!




To avoid miscommunication and mistakes, all deliveries must be scheduled with the fulfillment center directly by sending an email to orders@SDNINC.NET. We will also contact you when your order is received by our fulfillment center.

All delivery information (such as address etc.) must be received by 4pm on the day prior to the delivery or the delivery will be removed from the schedule. Please remember that if your order is removed from our schedule within 48 hours of scheduled delivery you will be charged a 50% restocking fee. 

For new inventory coming to the fulfillment center, items must be received and processed in our fulfillment center, before they can be included in new rentals.

Terms and Conditions of Deliveries

These following terms and conditions apply to all services or products supplied by Staging & Design Network and SDN Fulfillment Center "hereby called mover" to or for any person or entity on whose work is supplied, to customer. These terms and conditions supersede all of Customer's provisions relating to Work as defined below.

Cancellations, Returns and Exchanges

All deliveries that are cancelled, returned or exchanged within 48 hours of the delivery time will be charged a 50% restocking fee. All no shows be charged in full and be subject to a return to fulfillment center trip fee. If a re-delivery fee is scheduled new delivery fees will be charged.

Remedy for Claims Filed Against Fulfillment Center

Customer's SOLE AND EXCLUSIVE REMEDY for any damage cause by the fulfillment center or delivery staff shall be limited to, at the mover's option, the repair or replacement with a best "like item available" of the item of cargo moved and/or refund of the agreed shipping price. In no event shall a claim value exceed $1500. At Mover's election, repair will be done by mover's employees or at movers normal repair facilities or by a repair facility of mover's choice. Customer shall bear any extraordinary costs relating to the warranty work.

Limitation of Remedy

Under no circumstances shall mover be liable to customer or third parties for lost profits, delay, or indirect special incidental damages relating to or arising from the work.

Limited Warranty of Service

Mover only warrants to customer that the work shall be performed in a reasonable and workmanlike manner.

Matters Not Warranted

Mover shall not be responsible for any latent or undiscovered defects in Customer's inventory or cargo, nor for any non-conformities or damage caused or contributed to including but not limited to by the following: damage incurred during rental period while the item is located outside the premises of the fulfillment center or damages caused by anyone other than mover.

Use of Inventory

Mover does not warrant the use of any inventory, and shall not be liable under any circumstances for injury cause by their use.

Packing and Shipping

Packaging and shipping assistance is available for customers needing furniture shipped.

Charity Pick Up and Salvage

Upon request, donation receipts can be sent to you for tax purposes.

Useable items will be donated and unusable items will be recycled or disposed of.

Hazardous or messy materials are not accepted for salvage or recycle.

Disposal fees are billed to your account at actual cost.

Work and Cargo

The term "work" means all services, materials, equipment, products and parts "products" supplied or required to be supplied by mover to or for customer under contract or otherwise. The term "cargo" means goods shipped, including customer's personal property.

Risk of Loss/Delivery

Risk of Loss and the duty to insure any goods shall pass to customer at the time of delivery, subject to the terms of the delivery order. The place of pick-up and delivery shall be as stated in the delivery order. Customer also warrants it will provide a suitable place for delivery. Customer's agents or employees will be present at the facility, and they are authorized to accept delivery of goods.

Tender of Delivery 

Failure of customer to accept delivery within the specified time frame specified on the work order shall render customer liable for reasonable charges, including but not limited to: 

  • Storage in transits fees
  • Additional handling and redelivery fees
  • Cancelation or restocking fees.  

Force Majeure

If the performance of any part of this contract by the mover is prevented, hindered, delayed or otherwise made impracticable by reason of any strike, flood, riot, explosion, war, act of terrorism or any other casualty or cause beyond the control of the mover, and which cannot be overcome by reasonable diligence and without unusual expense, mover shall be excused from such performance to the extent that it is necessarily prevented, hindered or delayed thereby. Performance may be excused and this contract shall be deemed suspended during the continuance of any such happening or event and for so long as such event shall continue to prevent, hinder or delay such performance.

Upon the occurrence of any such event, mover shall, as soon as is reasonably practicable, notify buyer of the nature and extent of any such force majeure condition referred to above, and advise customer of the nature and extent thereof.



Customer agrees to indemnify, hold harmless and defend mover against any and all liabilities, claims, demands, suits, losses, costs, damages and expenses (including attorney fees) which mover may sustain or incur arising out of anything that is the customer's responsibility, customer's negligence, or customer's breach of contract.


Mover strongly advises that customer have insurance coverage for damage or losses related to storage and delivery orders. Customer waives subrogation rights with respect to that insurance, except to the extent of customer's warranty rights under these Terms and Conditions.

Entire Agreement

Except to the extent the parties otherwise agree in writing, the delivery order and these terms and conditions are the exclusive expression of the understanding of the parties in connection with the work.

Interpretation, Jurisdiction, Venue

This work and these terms and conditions shall in all respect be governed, construed and interpreted by the law of the State of Washington, except where superseded by federal law. Washington state courts shall have exclusive jurisdiction over any controversy arising out of or relating to the work or these terms and conditions. Venue of any dispute arising out of or relating to the work or these terms and conditions shall, at mover's option, be in courts of competent subject matter jurisdiction in King County, Washington.

Attorney Fees

Customer agrees to pay to mover all attorney fees and costs mover incurs in any action by mover to collect any portion of the fees due from customer.


If any term or provision of these terms and conditions is held by any court or other competent authority to be illegal or unenforceable, the remaining terms and provisions shall not be affected.

Not Assignable

The warranty contained in these terms and conditions applies to the original customer only and is not assignable.


Mover shall not be held liable for normal wear and tear or damage to inventory, personal property, or real estate owned by others caused by delivery persons. Mover shall not be held liable for keeping gates and doors closed for children and animals.

Mover does not take responsibility, and customer assumes all risk for the following:

  • Damage to articles that are not packed, moved and unpacked by the Mover, its agents or employees.
  • Damage to articles picked up and delivered in bad weather including but not limited to rain, hail, or snow.
  • Damage to or loss of any part of a complete set or unit when only a part of such set is designed or lost, including modular furniture, in which event mover shall only be liable for repair or recovering of the lost or damaged pieces or pieces.
  • Damage to antiques or property of increased value based on its rarity, age, condition, or brand/make, and fragile items. Customer is responsible for packaging, crating and providing special protection for these items.
  • Damage or loss to the goods at a place or places of pickup or delivery at which Customer or Customer's agent is not in attendance.
  • Loss of articles at multiple-unit buildings (Customer is responsible for securing safe access).
  • Damage caused to lacquered furniture in cold weather.
  • Damage caused by moving furntiture too large for small spaces or for property damage or furniture damage caused by renters request to move inventory into and within the home. 

Articles of Extraordinary Value

Mover is not bound to provide services involving items of extraordinary value unless by special agreement to do so. If such goods are carried without a special agreement and the nature of the goods is not disclosed on the work order, the mover shall not be liable for any loss or damage. In no event shall SDN be responsible for total damage or loss over $1500.00 These include items individually valued over $1500.00

Maximum Liability

The amount of loss or damage attributed to storage of inventory at the SDN Fulfillment center or by mover shall not exceed $1500.00 total.

Will Call

SDN Fulfillment Center shall not be responsible for securing Products in or to Customer's vehicles, or ensuring that Customer has adequately secured the product prior to transport. Although SDN Fulfillment Center and Staging & Design Network may supply customer with materials for customer to use to secure customer's products, SDN Fulfillment Center and Staging & Design Network in no way warrants that these supplies will sufficiently secure the products for transport, or that the supplies are not defective. By electing to transport customer's own product, Customer does so at its own risk and will be held responsible for any damaged rental goods according to the terms of the rental agreement.

Manufacturer's Warranty on New Item Deliveries

In the event that warranties apply for new products delivered, copies of such warranties are supplied with the Product or are available from the manufacturer. Regarding such Product(s), CUSTOMERS SOLE REMEDY FOR DEFECTIVE PRODUCTS SHALL BE UNDER THE MANUFACTURERS WARRANTY, if any.

Warranty or contract claims covered under the Product Manufacturer's warranty are governed by the terms of that warranty. Any warranty or contract claims not covered under the Product Manufacturer's warranty are FOREVER WAIVED AND BARRED against SDN Fulfillment Center or Staging & Design Network.

Packing Process

All furniture pieces that are delivered by our team are packed and protected by our experienced delivery team. For those of you who use your own trucks to pick up inventory, you are responsible for any damage incurred during transit once outside the doors of SDN. If this is a risk you would rather not take, it’s probably worth the small investment to have SDN deliver your rental. 



All inventory is given a unique barcode so it can be tracked in and out of the fulfillment center and off the truck at its rental location. In addition our racks are barcoded so that we can track an item while in the system. Occasionally an item will be moved by a customer who wants to look at a piece and it’s put back in the wrong place. Rest assured SDN often completes routine scans of the entire fulfillment center to make sure every item is accounted for. 


All inventory is scanned and inspected each step of the way as it is pulled from the shelves, loaded onto the truck, and delivered on site. It is also scanned after the inventory is picked up from rental, when it's unloaded from the truck at SDN and then when re-binned on our racks.

Outgoing Inventory

As it's rented or sold the system updates both the renters and the owners MY ACCOUNT pages showing the new income for either rental or sale. It also updates the renter MY ACCOUNT page showing rental charges on the member accounting page.

Renting my inventory to others.

Please contact your local fulfillment center. They will discuss the screening process and requirements for participation. Once your inventory is approved and uploaded to the rental pool, you will see all of your inventory in your MY ACCOUNT page. There you will be able to see what's available, rented, sold, or on reserve by you.

How to rent my own inventory

When you are uploading your inventory, it will be made available in the rental pool. You may rent your inventory along with all other inventory. You will not receive a 35% commission on your inventory, instead the rental will reflect a 35% reduction in the rental price.

Rental fees and income

The monthly rental fee is set by SDN at about 10% of the value. The value is usually based on the replacement value, combine with age and condition. When your items rent you will receive 35% of the income. 


For items that sell in the Resale Gallery, the owner receives 60%. 

Rental Restrictions

Rental restrictions come in the form of four categories: pets, children, smoking, and occupied. These situations cause more wear and tear on your furniture and accessories, some items may not be available for rent under these circumstances. SDN will inspect your inventory as it comes and goes to and from rentals. If your item incurs unusual wear during a rental that is owner occupied the person renting the inventory will be responsible for the damage. Our rental contracts clearly state that staging inventory is for staged homes only and not for owner use. It also states that we expect the inventory to be returned in the same condition as when it was delivered. You will incur normal wear and tear from buyers who may sit on sofas and chairs as well as normal wear and tear during transportation from rental to rental throughout the year.

What are the benefits of putting my inventory into the SDN Rental Pool and Resale Gallery?

You will be able to focus your efforts on Staging and Design! A better question is how do you want to spend your time?

It takes a lot of time to manage inventory to make sure each and every piece is always accounted for. Pulling it off the shelves for a staging project and putting it away after each stage takes a lot of time, not to mention loading it and unloading it on site or delivering those furnishings week after week from location to location.

At Staging and Design Network we do all this and more. We handle the intake of your inventory by taking photographs of each piece, measuring, and uploading your inventory to the Rental Pool and your My Account page. You’ll be able to see photos of what you have along with the status of each item. You’ll know if it’s in the fulfillment center, out on rent, on reserve by you, or if you’ve sold it.

If it goes out on rent or is sold, SDN guarantees that you get paid. That means we handle the billing and any follow up needed to ensure that your funds are collected. We also take care of repairs if your inventory is damaged during transit or while out on rental. We handle the process of billing those responsible for damage so you don’t have to worry about it.

We are able to do all this by sharing a percentage of the rental income, catalog fees and credit card processing fees with you. 

Some people would rather do this on their own to try to save a few dollars. But we at SDN would ask you, do you change your own oil in your car? If you say yes, we hope it is because you love doing it!

Post Your Items for Sale

Members can also earn income by selling their inventory in the online Resale Gallery or if it’s eligible during the StagerPalooza.

Inventory Sale Prices are set by SDN

All prices are set by SDN so that pricing is competitive and consistent. Although all inventory is required to be in the Rental Pool, it is NOT required to be in the Resale Gallery. You can opt in or out of selling your items by making sure the check box is or is not marked for sale in your MY ACCOUNT page. 

Who may place inventory into the Rental Pool and Resale Gallery? 

Members who rent from our Rental Pool may request pre-screening of new inventory into SDN's Rental Pool and Resale Gallery. Once your items are in the Rental Pool, you can determine if you want to list the item for sale by checking the box for sale as mentioned above.

How do I schedule bringing in my inventory?  

Typically we accept inventory from those members who regularly rent from the Rental Pool year round. However once the fulfillment center has reached it's capacity, no futher inventory will be accepted unless under utilized inventory is removed.

Pre-screening for non renting members, when available, is offered late February through the end of August. 

All items are pre-screened based on a desired utilization rate of 70% or higher. If we don't believe it will receive a 70% or higher utilization rate, you will not receive the benefit we target for our participants. 


 What's the process? Do you pick up or do I bring it all to you?     

After you have contacted us we will give you a manifest to list the items you would like pre-screened, along with a Rental Participation Packet that highlights the details of participation you've agreed to by becoming a member. Those details are also listed on the website. 

The manifest will include details such as the description you would like used, your opinion of value, whether you are interested in selling the item and if so what price, along with other details. After we receive your manifest and have pre-screened and approved your items we will make arrangements with you to bring in your inventory.            





The most efficient method to do this is when homes are de-staged. Please make sure you reserve this step in advance so we can guarantee that we have room on the truck and the receiving area at SDN. This allows SDN to prescreen thoroughly. We can also pick up from your storage facility. Please be advised that poor layout and lighting can make it difficult to screen, so more items may be sent back after full review at SDN.  

 How much does it cost for you to pick my items up? 

Pick-up fees for your inventory is $120 (within Puget Sound) Renton to North Seattle (North/South), and Seattle to Sammamish (East/West). For pick-up outside of these areas please call for quote. Most pick-ups require load time of 30 minutes or less. If you have a full storage unit and require more assistance than 30 minutes, you will be charged $90.00 per hour for load time for 2 movers. Your Account Manager can help you estimate the time needed so that we may accommodate your needs.   

Is it free if I bring in my inventory to you via Will-Call?

Yes, with two exceptions. It's free if you have an appointment and everything passes screening. If you have items that don't pass screening we will charge a fee to store the items that don't pass screening. We do not have the resources to store items that will not be rented. Please plan ahead to ensure you can take the items back to your storage unit or allow them to be donated. You will incur a $1.25 charge per day for each item left in WILL-CALL if they aren't approved to be donated immediately. If items that don't pass screening have not been picked up they are donated after 7 business days.

How does SDN determine what’s rentable? 

We look for items that are on trend and in terrific condition. The pieces also need to be safe and practical to move repeatedly and finally we are looking for a utilization rate of 50% or more. Regretfully, we must turn away tables with marble and stone bases, 400lb dressers, etc. Also, we may pass if we already have too many like items. We no longer accept used mattresses. In order to create consistency SDN sets the prices for all rentals. You are not required to sell any of your items if you do not wish. 

Will you touch up items for me when it they first come in?

We expect your items to come in clean, fully assembled, label-free and without damage. If we must spend more than 5 minutes cleaning or removing labels on your items, you will incur a maintenance or assembly fee at $65/hour (pro-rated). 

Do I need a manifest?

All incoming inventory requires a manifest prior to scheduling. Please see sample enclosed in your packet given during your screening appointment. This allows SDN to plan appropriately for the size of your pick up and provides you will a document of what you have brought to SDN.

You will also be required to be present at pick-up as items are loaded onto the truck. Please plan ahead to have plenty of time at the SDN Fulfillment Center during screening.

Your manifest will include the price you paid, description, age, and number of pieces (a table with one leaf = 2 pieces). Also, you can include your sale price if the item is broken by a renter or you would like to sell it. SDN will determine the rental value for consistency with other like items.

We are very pleased to have you join the rental pool. You're nearly home free from storing, pulling, packing, moving your stuff from job to job and collecting payment!  

What are the terms of commitment for bringing inventory into the SDN system?

SDN asks for a two year commitment. If you terminate your inventory prior to two years you will pay 25% of the monthly rental rate for each item removed for the remaining months your inventory would have been in the Rental Pool. The exception to this is when we ask you participate in StagerPalooza, donate or pick up your item.

If you wish to remove your inventory after your 2 years the best way to remove your inventory is to rent your own inventory and plan in advance to terminate the order after 30 days without returning the inventory to SDN. Please notify the delivery coordinator when scheduling so we may send appropriate documents for terminating your inventory. 

If you decide to terminate your inventory without utilizing the staging process, we will charge a fee of $45.00 per hour for one mover to pull your inventory and make it available for pick up in WILL-CALL or SDN delivery.

Please keep in mind that your items will not be in the same condition if they are returned to you. It's for this reason we developed the Resale Gallery so that you may sell your items with ease. Although we make no guarantees we hope that you've purchased the item through SDN at a low enough price which might give you the ability to sell it for what you've paid.                                                                         

Depreciation of your inventory 

Although SDN will provide excellent care of your inventory, over time your inventory will depreciate and incur normal wear and tear, just as it would if you were storing, managing and delivering it from home to home. For this reason the replacement of your inventory will depreciate over a 24 month period. Consignment stores respectfully depreciate to zero value over 6 months if product does not sell, however we recognize you may not want to sell your inventory. This does not mean you cannot sell your inventory at a reasonable resale price. It simply means that each month the SDN replacement value would diminish on a monthly basis over 24 months to zero replacement value.

Please note, from time to time, the terms of our Rental Pool Participation agreement may be changed or updated and as a part of your membership agreement you also agree to all updates or changes to the terms of participation in this program.     


Removing your inventory if it's out on rent.

If an item is on another member's rental project, you must wait for that item to be returned, which is often two months, but could be much longer. You will continue to collect revenue on that item(s) until it is returned.





Uploading My Inventory

Here is how we upload your inventory:

Option 1: Excel Spreadsheet

For large orders, including your initial storage order, please make an appointment with our fulfillment center manager.  Simply send us an Excel spreadsheet of your inventory, including the item type, description, and value and we'll call you to take care of the rest! Here's an example:

The product name can be generic. For expediency, the description name you give us should detail highlights that sell your item. After everything is uploaded by SND, you can go back to your page and change the description but not the name of the item as you wish. The description name will help inform your buyers as to the item's condition and other details that encourage more rental or sale activity. The sale price is a reasonable replacement value in its current condition. Be careful to not let your emotional attachment to a piece cloud your judgment. If you overprice your items SDN will refrain from placing the item in the Resale Gallery as it will be less likely that someone will buy your piece.

In the "Quantity" field, simply count how many pieces are included in the set. Two candelabras are two pieces. Seems simple, right? Now let's consider the dining set. Eight chairs, plus one leaf, plus the table requires a "10" in the quantity box. If it comes apart, count it as another piece. It's that simple! SDN will photograph, barcode, and display your inventory on your account page as soon as it's ready!

Editing Your Inventory

Editing your inventory can be done from the "My Inventory" tab on your account page. Simply select the item you wish to edit, make your changes, and click "Save". That's it! The changes will display instantly!

Discounted Pick-Up & Delivery Fees 

To schedule a delivery please email orders@SDNIN.NET with your request and contact information. They will contact you within 24 hours. Delivery fees are $120.00 for stages and $120.00 for de-stages. Delivery fees include up to 30 minutes of load or unload time. 

If you would like specialty services please inquire with our scheduler to reserve extra time. Specialty services are billed at $90 per hour for 2 persons. It can be pro-rated in 15 minute segments for special needs such as hanging curtains, moving furniture around, hanging art (at your risk) putting beds together, packing etc. Available by reservation only.


If you think our drivers had done a great job, please feel free to tip them! They sincerely appreciate it. It's a wonderful way to show your appreciation for the hard work they do. If you are wondering what standard tipping ranges are, we suggest 10 to 20% per mover.

Delivery Times

Delivery days are Monday through Friday and will be scheduled within a 2-hour timeframe such at 9:00 to 1:00. At your request, drivers can call in route to your delivery to try and give you a more accurate time window.


Single-Handed Deliveries

Single-Handed deliveries are offered for a discounted rate. Our discretion will be used to determine when a single-handed delivery is applicable.

Single-handed deliveries are not always available so please contact us for availability.


Business accounts are paid with your credit card in your MY ACCOUNT page on the same day of delivery.

Receiving Party

Please make sure someone 18 or older is home to accept the delivery. Additional charges may be incurred if a clear path to the delivery destination is not available. 


Although our showroom hours are 9:00 to 5:00 we are staffed in the fulfillment center from 10:00 to 3:00 for self drop-offs and pick-ups. Please call for an appointment so we can be sure to have someone available to receive or checkout your items. We ask for 24 hours' notice both for Will Call pick-ups of more than 5 easy to carry items and self return/deliveries to allow time for pulling inventory or creating space at the receiving dock for your delivery. NEW inventory is accepted on Thursdays by appointment only.

3.  Credit Card Information

SDN, Inc. does not store credit card information. Credit card transactions are transmitted to a financial gateway, and we endeavor to protect the security of your payment information during transmission by using Secure Sockets Layer (SSL) technology.  We reveal only the last four digits of your credit card numbers when confirming an order. We will however, transmit the entire credit card number to the appropriate credit card company during order processing.

4.  Cookies

We use cookies to permit your access to and use of the Site. Cookies are text files, stored in your web browser, that contain information about you, relative to your use of the Site. You can click the Help Button on your tool bar, to learn how to delete or decline cookies by changing your browser settings.  However, we recommend you keep them turned on because some of our site’s features may not function properly, like the shopping cart and checkout features.

We use cookies to help us remember and process the items in your shopping cart, understand and save your preferences for future visits and compile aggregate data about site traffic and site interaction so that we can offer better site experiences and tools in the future. We may contract with third-party service providers to assist us in better understanding our site visitors. These service providers are not permitted to use the information collected on our behalf except to help us conduct and improve our business.

5.  Children’s Policy

We do not intend to collect information from children under 18 years of age. If we discover that we have inadvertently collected information from a child under 18 years of age, we will promptly take all reasonable measures to delete that data from our systems.   If you are under 18, you may use SDN only with the involvement of a parent or guardian.  

We are also in compliance with the requirements of the Children’s Online Privacy Protection Act. We do not collect any information from anyone under 13 years of age. Our website, products and services are all directed to people who are at least 13 years old or older.

6.  Sharing your information

We will need to disclose your information if we must respond to issues of legal requirements, subpoenas, court orders, or anything including proprietary rights on photos, property, or other content you have posted.  We may need to share your information with service providers, like our warehouse and delivery teams in order to fully process your order.

If SDN, Inc. were to merge or sell, we state that we have the right to disclose and transfer user lists and related personally identifiable information, and to treat such information as a business asset in the event of a change of ownership, bankruptcy, or liquidation.

7. Third Parties

 We will not rent or sell your info to a Third Party unless we ask your permission first.  You can always opt out of these requests.  SDN’s web site may contain links to third party websites that are not affiliated with SDN and have different privacy policies. We encourage you to review the privacy statements of each of the sites.  We are not responsible for the privacy practices employed by third-party sites. SDN may provide demographic information in aggregate form to our site advertisers, but without identifying any user personally.  We may disclose your web site URL for tracking purposes to other sites that have either referred you to SDN or for internal SDN promotions.

8.  Opting out

You’ll be given the option to not receive special offers.  However, there are certain administrative communications that we must share with you as part of your registration & membership.  You will not be able to opt out of those, but you can elect to not receive special offers and promotions.  You agree to allow us to contact you via mail, email and telephone for the purpose of activation, service or billing, even if you are on the Federal Do Not Call List. You agree not to report our email communications to you as SPAM to anyone to any governing body, ISP or service provider since you are able to opt in or opt out of any mailings you request and agree to receive.

 9.  Is your information perfectly secure?  We utilize state of the art tools and software such as firewalls & encryption to protect your information and prevent unauthorized access. Your account information is password-protected, so we naturally advise you to keep your password safe. 

Additionally, SND seeks to provide honest member feedback of their experience with our Professional Service Providers. We believe our Service Providers will be able to improve their quality with feedback from you.  When you submit reports regarding service providers on the Site, we may ask you if you would like to share your name and email address with the relevant service providers, so that they can respond to your report appropriately and directly.

Rental Agreement


TERMS AND CONDITIONSYou, the “Renter”, agree to rent the “Rental Items” listed on the attached manifest from Staging & Design Network. You agree to rent under the Terms and Conditions set forth herein for “Rental Term” beginning the date the Rental Items is delivered. During the Rental, any additions or deletions to the List of Rental Items will be confirmed in writing and will be subject to these same terms and conditions. Such changes may also result in modifications to your monthly rental payment and/or additional transportation charges.

Please read the entire rental document carefully for additional information on purchase options, early termination, maintenance responsibilities, warranties, late payment and default charges, insurance, and any security interests, if applicable. As a member of Staging & Design Network you are also responsible for your agreement to the Terms and Conditions of your membership. If you default on this agreement and you have other assets such as furniture consigned to the SDN Rental Pool, SDN reserves the right to collect any rental or resale income you may have otherwise received from inventory you have placed in the Staging & Design Network system. SDN also reserves the right to withhold the return of your inventory, should your membership be terminated by you or SDN until your unpaid rentals are paid in full.

YOUR TOTAL MONTHLY PAYMENT: is made up of the Base Rent, Damage Waiver Fee (unless you have staging insurance), & Sales Tax. You are billed for one month's rental at a time, and it is to be paid in advance. Your minimum rental period is 30 days and if you return the item(s) in less than 30 days, you will still be charged for 30 days. If the rental has not been returned on or before the 30th day, your monthly rental fee will be charged again to your credit card. Upon the physical return of your order, our team will submit approval for processing a credit for the unused pre-paid days remaining in the month. You will receive this refund within 7 business days.

A LATE PAYMENT FEE: of $25.00 or 5%, whichever is greater, will be applied when a full monthly payment is not received within 5 days of delivery or it's due date. Additionally, you will be subject to a monthly interest charge of 1.5% (unless restricted by law) on all balances over thirty (30) days past due. CHECKS RETURNED OR INSUFFICIENT FUNDS AVAILABLE FOR E-CHECK OR CREDIT CARD CHARGES are subject to an administrative charge of $45.00. These fees and charges shall be in addition to all other remedies available to Staging & Design Network in the event you fail to keep your account current.

TAXESYou agree to pay all sales and use taxes on the Rental Items. The total you will pay for Sales & Use taxes on the rental or purchase of Rental Items is subject to your state. In order for taxes to be waived, you will need to provided SDN with a current Reseller Permit.

If you do not provide proof of your own current "in force" business insurance, you will be subject to incurring the Damage Waiver Fee. For this fee, Staging & Design Network will bear all risk of damage or loss to the Rental Items (this includes damage or loss caused by natural disasters such as fires, floods, earthquakes and tornados) EXCEPT for damage or loss caused by theft, disappearance, gross negligence, misuse or abuse (including without limitation, damage by cigar or cigarette burns and pets) for which YOU will remain responsible. SDN, in its sole discretion will make this determination. The total amount you will pay during the Rental Term in damage waiver fee is 4% per month of your monthly rental fee, which does not include pickup or delivery fees, late charges or sales tax.    

If you decline this damage waiver fee: You must provide Staging and Design Network, prior to delivery, with a Certificate of Insurance evidencing fire and extended coverage protection for the full replacement value of the Rental Items with Staging & Design Network named as Additional Insured in a loss payable clause. Damage Waiver fees will be charged until this certificate is received.

RENTER’S OPTION TO PURCHASEIf you are not in default of any of the terms of this Rental Agreement. You may have an option to purchase one or all of the items you are renting depending on the individual item. Most items are available for sale however some are not. Please inquire directly with Staging & Design Network at 425-272-4430. Your pre-paid rental days will not be applied to your purchase price, as the furniture owner has or will be compensated for those days. The item will be removed from the system upon selling and you will not see future rental fees associated with it.

HOLDING ITEMS FOR DELIVERY: SDN Fulfillment Center shall hold items for delivery up to 7 days. If you require the items to be held longer or if the delivery needs to be rescheduled and items are held longer than 7 days, your rental will begin after 7 days of original booking date or date of delivery whichever occurs first. Once billing begins, no changes may be made to the order.

DELIVERY: SDN Fulfillment Center shall deliver the Rental Items to the address specified herein on the delivery date as agreed between you and the Fulfillment Center. SDN's Fulfillment Center will contact you within 24 hours to set up delivery based on your preferences and available delivery times. Deliveries can be paid via your credit card on file. You grant SDN permission to enter the premises for the purposes of delivering and picking up the Rental Items. Staging & Design Network shall have no liability for damage resulting from any delay in delivery or pick up of the Rental Items. SDN reserves the right in its sole discretion to refuse delivery for difficult access to locations or charge additional fees for locations such as unusually long or steep stairways or extremely long pathways to the home. SDN is not responsible for damage to Rental Items that falls within the pathways that the truck must travel during delivery. Any damage caused by delivery is limited to a maximum liability for our standard one way delivery fee of $120.00. You will be asked to complete an online questionnaire so we may determine the best time, date, and resources needed to provide excellent service for your delivery.

Please note that SDN is available for moving personal items at an added rate of $90. per hour provided that you’ve reserved the time in advance. Moving personal items, is not included in standard delivery.


Please be advised that if we believe there is a damage risk associated with movement of your rental piece to the area of your choice or trying to move large pieces through narrow access areas such as stairways, doors, etc., that may cause damage to the rented furniture or Rental Items associated, we will not be responsible for damage to the rental piece or home. Additionally, be advised that we do not disassemble furniture other than standard bed frames that include a headboard, footboard and two rails, or sofas and chairs meant to have the legs removed. If you wish for Staging & Design Network to continue its effort to move or disassemble the item, we will request your signature as formal acknowledgement and acceptance on your part of the risk of damages. 

If you choose not to disassemble or move this piece of inventory to the area previously planned, we can move it to another area suitable. Should you need to return the item, you will be charged a normal restocking fee.  

ADDITIONAL TRANSPORTATION CHARGEIf, through no fault of the SDN Fulfillment Center, an additional pick up or delivery must be made to complete this transaction, an additional transportation charge will be due as if it were a new delivery. The additional delivery shall be treated as any other delivery fee according to our delivery fees schedule. Delivery prices include one truck only. If you need additional trucks, each truck shall be billed as a separate delivery. 

CANCELLATION OF NEW ORDERYou may cancel this Rental Agreement at any time prior to delivery to the Rental Items. Cancellation of any items on your order after 7:00 am the business day before delivery or 7:00 am before the 7th day, the item will result in a re-stocking fee of 50% of all canceled items. No refunds after delivery unless the item is damaged on the truck during delivery. Any refund of monies owed to you after cancellation will be made by the original method of payment and will be made at the next billing cycle. 

DESTAGE OR WILL CALL DROP OFF NOTICE: In order to arrange for an orderly close out of this rental and pickup of the Inventory, please request return via the website in your My Account page or contact Staging & Design Network at least one week (7 business days) in advance via email at orders@SDNINC.Net. Orders are processed on a first come first serve basis. Please provide 24 hours’ notice to avoid a rush charge of $100. See “Help me get started” on the SDN website.

Saturday pickups may be available for additional costs. Please contact the scheduling department, 425-999-5356, or email orders@SDNINC.Net for more details.

When you return an order, your items will be scanned back into the system within 24 hours. Rental/billing per day stops when the items are physically scanned back in. You will receive an automated receipt for your returned items. Please keep the receipt for your references.

If you wish to transfer items to a new staging project, please contact the Fulfillment Center at 425-272-4430 and request a transfer. Your items will be returned in the system and transferred to a new order the same day so you are not charged for missing items. 

RESPONSIBILITY FOR MAINTAINING THE RENTAL ITEMSYou are responsible for maintaining the Rental Items in good condition, subject to occasional use by a potential buyer such as sitting on a couch or chair. Items available for rent are not intended for daily household use and are expected to remain in the original rented condition. When items are rented that are intended to go into an owner-occupied home you are responsible to instruct said homeowner against using Rental Items for normal use. In addition, if you are renting the Rental Items for a short term special event, you as the renter are responsible for any damage or loss. In the event of damage or loss not covered by the Damage Waiver Fee, SDN will charge you the costs of lost rent until the item is replaced as well as replacing or repairing the rental items, including materials, parts, and labor.  


NO ASSIGNMENTThis Rental Agreement may not be assigned by you in whole or in part. 

TITLEIt is understood that this transaction is a rental and not a conditional sale or financing agreement. Title and ownership to each item of the Rental Items shall remain under the control of Staging & Design Network unless transferred after the purchase of the Rental Items in accordance with any option to purchase granted by this agreement. You will not grant a security interest of any kind nor dispose of any item of Rental Items. You shall keep the Rental Items free and clear from all levies, attachments, liens and encumbrances and shall not in any way impair Staging & Design Networks control over such Rental Items. Staging & Design Network has the right to file a financing statement at any time to give notice of its control of the Rental Items. 

RIGHT TO DEMAND PERFORMANCEAny failure by Staging & Design Network to require full performance by you of the Rental shall not affect Staging & Design Network’s right to demand such performance in the future.  

DEFAULT: Staging & Design Network may terminate this Rental agreement at any time and repossess the Rental Items without legal process if: (1) You violate any of the Rental provisions and fail to cure such violation within fifteen (15) days of the violation; (2) You become insolvent or make any assignment for the benefit of your creditors; or (3) any proceeding is instituted by or against you under bankruptcy or similar laws for the relief of debtors, or the home- owner’s debtors, or if a receiver is appointed for any of yours or the homeowner’s assets. Upon such termination, Staging & Design Network will be entitled to all remaining monthly rental due, and to recover any damages resulting from your failure to fulfill all provisions of this agreement. You shall also be liable for all costs including replacement costs, reasonable attorneys’ fees, which may be incurred by Staging & Design Network in enforcing these provisions. 

SDN reserves the right to collect any rental or resale income you may have otherwise received from inventory you have placed in the Staging & Design Network system. SDN also reserves the right to withhold the return of your inventory, should your membership be terminated by you or SDN until your unpaid rentals are paid in full.

Should these remedies fail SDN also reserves the right to file a workman’s lien against the Rental Items at which the rental inventory is listed for sale.

JURISDICTIONThis Rental agreement shall be governed by the laws of the State of Washington.
Any dispute arising under this agreement or involving an interpretation of the terms of this agreement shall be resolved in King County, Washington, and the parties hereto hereby irrevocably consent to the jurisdiction of the state and federal courts of that venue, and agree that such jurisdiction shall be exclusive. 

ENTIRE AGREEMENT: This Rental Agreement contains the entire agreement between you & Staging & Design Network, and supersedes all prior agreements between you and Staging & Design Network, whether written or oral, and may be amended only by written document signed by both parties.

Rental Fees

All rental terms have a 30 day minimum rental fee commitment and are not subject to a refund if returned before that timeframe expires. After the initial 30 day rental period fees will be charged for the remaining days left in the month, plus the damage waiver fee* and any tax due. Rentals are charged on the first day of each month. When the item is returned, the rent shall be pro-rated to the day it arrived back in the warehouse if the rental exceeds 30 days.

  Establishing Rental Restrictions

Before placing items into the Rental Pool, the inventory owner chooses which of the following restrictions they will require or agree to waive:

  • No Smoking
  • No Pets
  • No Children under 8
  • No Occupants (Vacant Home)

When the item is uploaded, the options will be indicated and easily identified by the public. The owner is not required to waive any of the above restrictions. However, for each restriction they agree to waive, the rental fee will be increased by .50%. This allows the owner to be compensated for greater potential wear and tear on their inventory.

The rental price is generally about 10% of the value of an item. accessories may sometimes be higher to cover the cost of labor to pull the item and put it away. 

If smoking is allowed, add .50% so the new rate calculated is 9.50% of the assigned value. If one of the categories is checked then the restriction applies.

*Damage Waiver Fee: The Damage Waiver Fee is equal to 4% of the rental total per month. If you are an Stager or Designer Member with approved Staging Insurance, this fee can be waived with proof of insurance. Ask you Account Manger for details.


How to rent my inventory

When you are uploading your inventory, it will be made available in the rental pool. Once uploaded, other members will be able to browse through your inventory on the rental pool and select it for rent. You will see your rental income in your MY ACCOUNT page. Your inventory that is rented will be shown under RENTED TO OTHERS inventory.

Rental fees and income

The monthly rental fee is set by SDN. You will receive 60% of the replacement value. The value is based on the age, used replacement value and condition. 

Rental Restrictions

 Rental restrictions come in the form of four categories: pets, children, smoking, and occupied. These situations cause more wear and tear on your furniture and accessories, so we want to make sure that you, the inventory owner, feel confident about the rental process. SDN will inspect your inventory as it comes and goes to and from rentals. If your item incurs unusual wear during a rental that is owner occupied the person renting the inventory will be responsible for the damage. Our rental contracts clearly state that staging inventory is for staged homes only and not for owner use. It also states that we expect the inventory to be returned in the same condition as when it was delivered. You will incur normal wear and tear from buyers who may sit on sofas and chairs as well as normal wear and tear during transportation from rental to rental throughout the year.



SDN's Screening and Restrictions Policies

In order to create consistency and maintain a great reputation for high quality rental and resale inventory, SDN has put a few policies in place. SDN sets the prices for all rentals. You are not required to sell any of your items if you do not wish. If you have special items that you don't want to rent out you can reserve them for yourself, with higher storage fees of 25 cents per day while your item is held in reserve.  

White Glove Delivery and Pick-up Service 

SDN's Warehouse team's takes special care of your inventory whether it is you or another member renting it. Once the rental term is over, the SDN Warehouse team checks every piece for damage. Although some wear and tear is normal during transportation from rental to rental throughout the year, you can expect SDN Fulfillment Center to provide necessary touch-ups suitable to checks it back into your inventory for further rental opportunities. 

Your Favorite Things 

As you are shopping in the Rental Pool, Resale Venue, or Shop New, you will have the opportunity to put items on your list of "Favorites." Although they will not actually be held for you, this list gives you an easy place to locate items you've tagged so you don't have to repeatedly start your searches from scratch. You can make your own items your favorites as well! Another way to remember items is by the item number. The search option by item number is available in the search bar on the home page at the top.

Post Your Items for Sale

Members can also earn income by selling their inventory in the online Resale Gallery. SDN thoroughly screens all member accounts and submissions. This ensures access to the most affordable and expansive inventory of gently used staging and designer quality furnishings on the Web. If an item doesn't quite meet SDN's screening standards, it can be placed in "Bumped & Bruised" for a short time. After they can be arranged to be delivered to a local charity such as "Marys Place" where it will be further cherished and appreciated!

SDN Sets the Price

While uploading an item and its description, the Inventory Owner must decide whether it can be purchased outright. When renting the owner receives a 35% commission. When selling the owner recieves a 60% commission.  


Owner Paid Commission to Stagers

Quite often, home buyers fall in love with the staged furnishings and ask their agent or stager if they can buy certain pieces. The agent and stager revert back to SDN for purchase options. Any monthly rental fees already incurred by the stager will not be credited toward this purchase, but stagers will be extended a 10% trade discount via commission from the inventory owner. This is in exchange for their efforts to promote and coordinate the sale.

Rental & Resale 
Items are propped as if on a Hollywood stage, auditioning under the bright lights and sharp eyes of SDN's product directors. Each piece must pass a stain, scent and dent test before it can be staged and join the online cast of rental inventory at SDN. If an item doesn't meet SDN's full rental standards, it may be categorized as "Bumped & Bruised" or even a "Fading Star" suggesting it's time for the item to be retired or gifted to charity. Many excellent rental pieces will also be available for sale or rent-to-own and these distinctions will be made within each item's description. 

Bumped & Bruised 
Understandably, pre-owned furniture is rarely flawless, but if an item is more than "gently used" it is respectfully directed to be featured in our Bumped & Bruised Gallery. These pieces will not diminish or upstage your current design pieces. Like Fred and Ginger, their charm and timeless good looks will accompany and complete your setting as gracefully as any classic should. Items in the Gallery will be marked as available to rent or purchase for furnishing your home and special events. 

Fading Stars 
Even the most legendary of stars begin to fade from a long and busy life on stage. They have a natural instinct to know when to step out of the limelight and let new talent shine. SDN's directors recognize when well-loved furnishings have been in the spotlight too long. So, upon the owner's wish, SDN will deliver these iconic items to local charities to be further cherished and appreciated.

This is private bin storage for members who want to store their accessories in a privately reserved locking bin for themselves. The monthly cost per locking bin (20 x 24 x 14) is $4.00 per month. We'll bring the bin to and from your staging project for a pull fee of only $3.00 each way, or each time we pull the bin for WILL CALL.

This Terms of Use Agreement (“Agreement”) is a legally binding contract between SDN, Inc. dba Staging & Design Network, and you with regard to the use of this website, services provided through the website and information provided on it, and the services provided (as defined below) (collectively referred to as “the website”). Your agreement to the Terms of Use begins as soon as you access the website or create your profile, whichever comes first, and is enforceable until the time you terminate, in accordance with its terms. By using the website, you agree to the terms and conditions of this agreement, so it is important that you read and understand it. Please do not use the SDN website or any information provided if you do not agree to the Terms of Use.

SDN, Inc. reserves the right at any time, with or without cause, to:

Staging & Design Network or SDN, INC. has a patent pending, trademarks, & copyrights and will protect its intellectual rights to the fullest extent of the law. Meta tags and hidden text may not be used without authorization by SDN. Printing of the website needs to:

By using SDN’s website, you agree to maintain the confidentiality of your account, password, and restricting access to your computer. SDN is not responsible for unauthorized activities that occur under your account or password. By setting up an account you agree to:

B.     Maintain current and complete information throughout your membership with SDN. 


Charges and Billing





You hereby authorize SDN to charge your credit card in advance for all applicable fees incurred by you in connection with your chosen Service. You hereby acknowledge that in most cases, SDN will charge your credit card according to the payment schedule of the Service for which you have registered, but some charges may accumulate on your credit card account before they are charged to your credit card account. You acknowledge that it is your responsibility to notify SDN of any changes to your credit card or access to the Service may be disconnected or interrupted. All fees shall be paid in U.S. dollars unless noted otherwise.

If your account is not kept current, SDN reserves the right to pick up any or all furniture you are renting.

SDN reserves the right to change any fees, provided, however, that such modifications shall not take effect earlier than thirty (30) days after SDN posts such modifications on the web site. All rate increases shall be posted on the SDN site or sent to you via SDN’s Message Center. SDN also has the right to collect applicable taxes. Please refer to our Frequently Asked Questions for more details on Account Billing. 

A LATE PAYMENT FEE: of $25.00 or 2%, whichever is greater, will be applied when a full monthly payment is not received within 5 days of its due date. Additionally, you will be subject to a monthly interest charge of 1.5% (unless restricted by law) on all balances over thirty (30) days past due. CHECKS RETURNED OR INSUFFICIENT FUNDS AVAILABLE FOR E-CHECK OR CREDIT CARD CHARGES are subject to an administrative charge of $45.00. These fees and charges shall be in addition to all other remedies available to Staging & Design Network in the event you fail to keep your account current.

Rental Agreement & Purchases                                                                                                                                                                                           

When you place an order for rental online you have read and agree to our Rental Agreement, furthermore when an order for purchase in the Resale Gallery online you understand that all Resale Orders are final. 


SDN reserves the right to refuse service, cancel orders, terminate accounts, and remove or edit content at its sole discretion.  You agree that SDN may close your account and prevent you from using our site for violating any of our Terms of Service, or for any other reason, at any time, at SDN’s sole discretion, without prior notice to you. You may also terminate or cancel your account at any time. You understand and agree that the cancellation of your account is your sole right and remedy with respect to any dispute with SDN.  Cancellations of Annual Membership fees paid in advance will be pro-rated however other early termination fees may apply when you have inventory stored at a Staging & Design Network location. See additional Terms and Conditions for storing inventory and membership.

Uploading Content

You must be authorized or have the right to use and license any content you upload to the site. For example, if you upload a picture that contains a person, you need to have reproduction rights to the picture and permission from the person displayed.  Furthermore, any post, comment, or content that you upload to the website is considered to have your consent for reproduction, printing, publishing, and use in any media by SDN or its affiliates. Such permission is perpetual and cannot be revoked for any reason. The content you post may be used in any manner SDN deems appropriate. SDN reserves the right to edit or delete your uploaded content at its discretion but has no obligation to alter or delete content that you personally find objectionable. SDN does not make any warranties to the completeness, accuracy, or timeliness of any content provided on this site that SDN did not create, including that from the service directory, rental pool, or resale venue.

Storage of Content

You agree that SDN is not responsible for failing to store any content and that SDN can delete any email on the servers older than 45 days. Some messages you send may not be processed due to space constraints. You agree to download your email on a regular basis and will not leave a copy of the email on the servers.  

 Additional agreements

SDN has additional terms and conditions and/or contracts within our website such as Rental Contracts, Return Policies, Storage Policies, etc. When utilizing the website and services of Staging & Design Network you have read and agree to any additional terms and conditions posted on our site that apply to the services you use.      

Third Party Services

SDN does not endorse or provide warranties for those services and providers featured in the service directory. SDN is not responsible for nor does it imply any endorsement of these services, their quality, or other related topics.

Indemnification/Hold Harmless

You agree to indemnify and hold SDN, and its suppliers, affiliates, partners, subsidiaries, directors, shareholders and employees (collectively, the “Indemnified Parties”) harmless from any and all claims and demands, losses, liability costs and expenses (including, but not limited to, reasonable attorneys’ fees), incurred by an Indemnified Party arising out of or related to your breach of this Agreement; any information submitted, posted, or otherwise provided by you at your site and/or to SDN and/or its affiliates; any dispute or litigation between an Indemnified Party and a third party caused by your actions; and your negligence or violation or alleged violations of any rights of another. These obligations will survive any termination of your relationship with SDN. To the fullest extent permitted by law, the indemnity will apply regardless of any fault, negligence, or breach of warranty or contract of SDN and/or its suppliers, affiliates, partners, subsidiaries and employees.

You will defend, indemnify and hold SDN harmless from and against any and all liabilities, losses, damages, costs and expenses (including reasonable legal fees and expenses) associated with any claim or action brought against SDN that arises directly or indirectly from you or your end-users, or the content of such end-user’s web site, contrary to the provisions of this Agreement, including claims based on representations, warranties, or misrepresentations made by you, provided that SDN promptly notifies you in writing of the claim and allows you to control and fully cooperate with you in the defense and all related settlement negotiations. You shall be relieved of its indemnification obligations under this Agreement to the extent it is actually prejudiced by SDN’s failure to provide such notice or cooperation. You shall have no liability for any settlement or compromise made without its prior written consent, although such consent not to be unreasonably withheld.

Additionally, SDN does not warrant the quality of any rental or resale item. While SDN does its best to screen rental inventory owned by others, SDN provides NO implied or express warranties. Should you rent any inventory, you do so at your own risk.



The website, including the information and services, are provided “as is” and “with all faults.” SDN does not guarantee that all content will be current, error free, uninterrupted, or virus free. SDN provides no warranties of any kind whether express or implied, concerning title, infringement, accuracy, and merchantability. You assume all risk and responsibility for the use of the website including compatibility with hardware and other software or equipment, viruses and other harmful components.  If you are accessing the website you are agreeing to assume all risk and that you are solely responsible for compliance with all applicable laws.


Force Majeure

SDN shall not be liable for the failure to perform any of its obligations under this Agreement, if such failure is caused by the occurrence of any event beyond the reasonable control of such party, including without limitation, fire, flood, strikes and other industrial disturbances, failure of raw materials suppliers, accidents, transmission difficulties, Internet outages, riots, insurrections, acts of God or orders of governmental agencies.


Dispute Resolution/Governing Law

This agreement shall be governed by the laws of the State of Washington. Any dispute arising under this agreement or involving an interpretation of the terms of this agreement shall be resolved in King County, Washington, and the parties hereto hereby irrevocably consent to the jurisdiction of the state and federal courts of that venue, and agree that such jurisdiction shall be exclusive.



If any portion of this agreement is found to be unlawful, then that portion is severable from the rest of the agreement and does not void the entire agreement. This agreement represents a contract between you and SDN and will not be superseded by any previous or future agreements, either oral or written. This agreement may not be changed or modified without written authorization by SDN. Any attempt to assign, transfer, or delegate this agreement shall be null and void without prior written permission by SDN.

Membership Dashboard Features

When you add inventory into the SDN Warehouse, unless you are a Trade member you will be charged monthly catalogue fees for items you have placed in our care. Catalogue fees include managed storage in our heated fulfillment center. Aswell as, photography, measuring, bar coding, uploading to your member account page, pick pack and pulling your inventory for rentals or sales and other necessary functions that involve caring for your home furnishings.

Our site is completely automated and as items are scanned in and out of the system, your personalized bookkeeping page is updated on the spot. You can go to your page at any time and know where you stand financially. Additionally, if you want to see what items you currently have available for rent, sale, or reserved…you can check that too! You can also see what you have rented or purchased from others. In essence, you will be able to know everything you want to know (well, everything we could think of!) in your personalized web page we call YOUR ACCOUNT.

You will also have the option to securely save your credit card details on your profile so that you don't have to type it in every time you make a purchase or rental. This credit card information is stored safely and securely with a third-party vendor.

Monthly Membership Billing and Cancellation Fee

SDN memberships are a one year commitment; however, fees are paid monthly.

Upon selecting a Wholesale or Trade Membership, you will be asked to enter your profile and billing information. You will be billed for one month of membership upon signing up. If you are applying for Trade Membership benefits, you will be billed upon SDN's receipt and approval of your submitted credentials. We will then place you on a recurring auto-pay plan to bill your credit card membership fee each month, which will be due one month from your subscription start date. 

If you elect to cancel your membership, please send us a notification and we will stop your auto-pay that is scheduled for the following month. Please allow SDN 5 days for processing your request.

How You Are Invoiced

You will not be invoiced because your accounting page shows expenses in real time and you can check it anytime to see what your current income and expenses are. On the first of each month your credit card on file will be automatically charged to clear any balance due. If we receive notice that a transaction is declined or unable to be processed, you will be notified in your Message Center. To update your credit card information within five days so that you are not charged a late fee. Invoices paid after the 5th will be charged a late fee of 5% of the balance due. If fees not current within 30 days you will incur an interest rate of 18% per annum until paid in full. Separate terms and conditions apply to past due rental invoices.

How You Get Paid

Any credits you are due to receive will be posted to your account. A check from SDN will be ready for pickup after the 15th day of the month. You may also request pick up if that's easier for you.


Returns and Refunds

For many products in our showroom, if you aren't satisfied, you may bring it back to the showroom within 30 days for a full refund with the exception of special orders. All special orders are final and all deposits are NON-REFUNDABLE. If you do need to return something that is not a custom order hopefully we can help you find something you like better! On Resale items all sales are final.


We cannot accept returns of furniture, installed products, special and custom order products.

Returned merchandise must be in original condition and packaging. Opened or washed merchandise cannot be accepted for return or exchange. Additionally, any items from the Resale Gallery or marked as special sale or clearance merchandise are final: no returns, refunds or exchanges.

Some items may incur restocking fees. If the return policy for a specific item is not listed within the item's description in the Shop New online store, feel free to send a message to our Help Desk asking about the return policy for that item.

Returned Goods Process

Before returning any product, we must receive your return request within 30 days of receipt of your order.

Once your product has been received and inspected, you'll receive a refund within 30 days.

When returning any item via mail, please be sure to pack the product properly. If we receive the item and it is damaged it may jeopardize your refund because we must file a claim with the shipping company. In the event that the claim is denied due to poor packaging, we will not provide a refund. We will hold your product for 30 days, after which the product will be destroyed.

Damaged Goods

Any product that is received damaged must be reported within 24 hours of receipt. SDN will not accept responsibility for any damages not reported within this timeframe. Upon receiving notification that your product is damaged, SDN will require a photo so a claim may be filed with the shipping company. Claims typically take 8-10 business days (except during holidays) to process. After the claims process has been completed, SDN will send a replacement fixture at no cost to you. Failure to follow this procedure may result in a charge for the free replacement item.

Products received with broken glass or dented shades are not considered defective. In such a case, we will provide replacement glass or shades at no additional charge. Simply send a photo of the broken glass or dented shade within 24 hours of receiving the item. Should you wish to return a product that was received with broken glass or a dented shade, the standard return policy above will apply.

Defective Goods

Any product defects must be reported within 30 days of you receiving your order according to our standard return policy during which SDN will make every attempt to repair and or replace your product. If you find your product to be defective, please contact the Help Desk to coordinate repairs and/or replacement immediately. Failure to return the defective product may result in a charge for the free replacement item. In addition, returned items that are found to be in working condition may not be eligible for a refund or may be subject to a restocking fee.

Cancelled Orders For New SDN Product

You may cancel an order that has not been shipped unless it is a special order or customized product. Any cancellation fees imposed by the manufacturer will be your responsibility and will be deducted from any refund. Cancellation requests may take several days for processing and you will be sent an email upon confirmation. If an order ships prior to confirmation, you will be asked to follow the return policies as listed in our Return policy.

Pricing or Product Description Discrepancies

SDN makes every effort to assure the accuracy of the pricing and product information on our website. From time to time, pricing or product information may be inaccurate. In such cases, we reserve the right to cancel your order. A complete refund will be made for any items that have not yet been shipped. In the event of inaccurate product information, our sole responsibility will be to accept the product return and provide a customer refund.

Will Call service is provided to those who want to forgo delivery by our trained professionals and pick up items directly during normal warehouse hours. We ask that Will Call is by appointment so we can make sure your order is ready when you arrive. We have a dedicated loading dock to enable easy loading of smaller Will Call orders into your vehicle. Accessories can be picked up in the showroom.

  • SDN is in North Kirkland, close to Totem Lake Mall & Evergreen Hospital
  • Going north on I405, take the NE 124th St (Exit 20B)
  • Stay in the middle lane and at the end of the exit turn right on NE 124th and go for .07 miles.
  • Turn left at light at 132nd/Slater Ave. NE.
  • Immediately get in right lane, cross over railroad tracks and turn right on NE 126th Pl
  • Drive about .03 miles to 13621 NE 126th Place
  • On your right, you will see Totem Ridge Business Plaza. (Industrial Park with blue metal awnings).
  • SDN is in Suite 400 - When you take a right into the Industrial Park Plaza, drive straight until you are forced to turn right or left. You'll see the signs for STAGING & DESIGN NETWORK on your right.
